Building permit application requirements
You need to complete several forms as part of your application. These include Village of Lytton and third-party documents.
Village of Lytton documents
You will need to submit documents from the Village of Lytton, including the following:
- Building Permit Application form
- Owner's Undertaking
- Letter of Authorization to authorize your builder, architect, or project manager to be involved in the permitting process
- Application for Sewer Connection
- Application for Water Connection

Third-party documents
You will also submit third-party documents with your application, such as the following:
- Certificate of Title dated within 30 days of application
- Property survey
- Set of blueprints
- Engineers' documents:
- Schedule B: Letter of Assurance
- Appendix E: Confirmation of Professional Liability Insurance
- Certificate of Liability Insurance
- Drawings sealed by the Professional Engineer

Apply using the Cloudpermit portal
The Village of Lytton uses Cloudpermit, a collaborative system for building permit applications, payments, and inspections. You will submit your application using this portal.
Application fees
When you apply for a building permit, you will be required to pay the following:

Refundable security deposit | $250 for simple (Part 9) buildings $500 for complex (Part 3) buildings |
When you complete construction, the Village will refund your security deposit after an inspection if all public works (for example, water and sewer pipes) and land (like municipal roads) are in good condition.
Permit fees
When your building permit is issued, you will need to pay for the following:
- Building permit fee based on the overall value of construction
- Plumbing permit fees, which include sprinklers, interceptors, and backflow prevention devices
- Refundable permit fee surcharge based on the construction value
Building permit fee
Building permit fees are calculated according to the total value of construction, as set out in Appendix B of Building Bylaw 710, 2022.
A 5% reduction of the building permit is granted when registered professionals are used for all or a portion of the permit, up to a maximum of $500.

Plumbing permit fees
Plumbing fees are calculated based on how many of each of the following will be in the building:
- Fixtures
- Interceptors or catch basins
- Backflow prevention device
- Fire sprinkler system (per sprinkler head)
Fees are set out in Appendix B of Building Bylaw 710, 2022.
Refundable permit fee surcharge
The refundable permit fee surcharge is based on construction value as follows:
- $50 where the construction value is less than $10,000
- $200 where the construction value is between $10,000 and $50,000
- $500 where the construction value is more than $50,000
The surcharge will be refunded if all work associated with your building permit is completed within 2 years of the building permit being issued.
Additional fees
Other fees may apply for the following:
- Installation of a chimney
- Demolition or relocation
- Reinspection or special inspection
- Double permit fee, if the work is started before the building permit is issued
- Manufactured home or relocated building and its foundation
- Permit renewals
- Civic address sign
- Temporary buildings
- Permit application legal change
- Major modifications to the permit design and construction
